Age, material, visible damage, and remaining useful life of the roof covering — a key factor insurers use to determine coverage eligibility.
Panel type and capacity, wiring materials, and visible code concerns such as outdated fuse boxes or aluminum wiring.
Pipe materials, visible leaks, water heater condition, and shutoff valve access throughout the home.
Age and operating condition of the heating and cooling system, including visible signs of neglect or deferred maintenance.
Unlock gates, sheds, the attic access panel, and the electrical panel so nothing delays the walkthrough.
Remove stored items blocking the water heater, HVAC unit, and electrical panel for a clear inspection view.
Have electricity, water, and gas active — systems that can't be powered on can't be fully evaluated.
Have permits, prior inspection reports, or roof replacement records on hand if available.
