Roof Defects Every Florida Homebuyer Should Recognize Before Closing

Roof Defects Every Florida Homebuyer Should Recognize Before Closing

From lifted shingles to hidden leaks, roof defects are among the costliest surprises a Florida buyer can inherit. Here is what our inspectors look for on every Nature Coast roof.

The roof is the single most expensive component on most Florida homes, and it takes a beating from sun, salt air, and hurricane-season storms. A defect that looks minor from the curb can turn into a five-figure repair within a year of closing. At Inspections By JJ, our roof evaluation is one of the most detailed parts of every property condition report we deliver across West Central Florida.

Common Roof Defects We Document

Missing, Lifted, or Curling Shingles

Florida's heat cycles bake asphalt shingles brittle. Once the edges lift, wind gets underneath and tears them free. We walk (or fly a drone over) every accessible roof plane and flag any shingles that are cupping, lifting, missing, or patched with mismatched material.

Flashing and Penetration Failures

Most roof leaks are not the shingles, they are the flashing. We inspect around chimneys, vent pipes, skylights, and valley joints for cracked sealant, lifted metal, or improper overlaps where water finds its way in.

Soft or Spongy Decking

A roof deck that flexes underfoot signals rot below the surface, often from a long-standing slow leak. On drone inspections we look for sagging planes and dark staining that points to moisture in the sheathing.

Granule Loss and Aging

Bare patches on shingles and heavy granules in the gutters tell us the roof is near the end of its service life. For insurance underwriting, this matters as much as age.

Why Roof Condition Drives Insurance

Florida insurers tie coverage directly to roof age and condition. A roof with documented defects can trigger a non-renewal, force a full replacement before closing, or push a buyer into a more expensive policy. That is why a roof condition report is often the first document a buyer's agent requests during due diligence.

How We Catch What Others Miss

We combine a ground-level walk with FAA Part 107 drone imagery and thermal scans. The drone reaches steep or fragile planes safely, and thermal imaging reveals wet insulation under dry-looking shingles, defects that are invisible to the naked eye.

Before you close on a home in Citrus, Hernando, Pasco, or the surrounding counties, let us give you a clear, documented picture of the roof overhead. Request a roof condition report and close with confidence.
