Electrical Defects That Signal a Bigger Problem Behind the Walls

Electrical Defects That Signal a Bigger Problem Behind the Walls

Older panels, DIY wiring, and corroded connections are fire risks hiding in plain sight. Learn the electrical defects our inspectors flag most often in West Central Florida homes.

Electrical defects rarely announce themselves. There is no puddle on the floor, no visible crack. Instead, they sit behind walls and inside panels until a breaker trips, an outlet scorches, or worse. Our inspectors treat the electrical system as one of the highest-risk areas of any property condition report.

The Electrical Defects We See Most Often

Outdated or Recalled Panels

Florida has a deep inventory of older homes, and many still carry panels that insurers and electricians flag as hazards. Federal Pacific Stab-Lok and certain Zinsco panels are known for failing to trip under overload. We identify the panel brand and model on every inspection.

Aluminum Branch Wiring

Homes built in the late 1960s and 1970s often used solid aluminum wiring on branch circuits. Aluminum expands and contracts differently than copper, which can loosen connections and create arc risk at outlets and switches. We look for the telltale signs and recommend next steps.

Open Grounds and Reversed Polarity

A three-prong outlet that is not actually grounded is one of the most common findings in older homes. We test every accessible outlet for correct polarity, grounding, and GFCI protection, especially near sinks, exterior walls, and garages where moisture raises the shock risk.

DIY and Unpermitted Wiring

Spliced wires in attics, extension cords used as permanent wiring, and junction boxes buried under insulation are all signs of unpermitted work. They are safety hazards and a red flag for insurers.

Why Electrical Condition Matters for Buyers and Investors

An electrical defect is rarely a small fix. A panel replacement can run well into four figures, and a full rewire of an older home is a major project. For investors, an unsafe or unpermitted system can delay insurance binding and even block a tenant move-in until it is corrected.

What a Proper Evaluation Includes

Our electrical evaluation covers the service entrance, main panel, sub-panels, a representative sample of outlets and switches, grounding and bonding, and the presence of GFCI/AFCI protection. We document findings with photos and plain-language explanations so you can negotiate repairs or budget for upgrades before you close.
